Buying Off Plan

As with the majority of new build projects in France, the Domaine de Garenaud development is being sold  Off Plan.  Buying Off Plan means that a purchaser signs a contract to purchase the property prior to construction.

 

There are strict legal regulations in place to protect the buyer and your Notaire will confirm these are in place prior to you placing a deposit and signing a contract.

 

Guarantees

French law states that the developer must have a bank guarantee in place, this guarantee ensures that the project will be completed.

Once you take possession of the project there are a three further guarantees in place.  Firstly, and most importantly, there is a guarantee that all of the items and any conditions appearing in your purchase contract are met in full.  The second guarantee lasts two years and covers all building flaws relating to equipment that can be dismantled, such as plumbing equipment, radiators, shutters and doors.  The third guarantee is the comprehensive structural insurance which covers all flaws which affect the structure of the building. This guarantee lasts 10 years.
